AM Property Management aim to make renting a new home as easy as possible. We manage a large portfolio of properties and as such have the resource and expertise on-hand to deal with any eventuality. We are one point of contact for you to pay rent, report any maintenance issues or simply ask any questions you may have.
Pre Tenancy Information
AM Property Management Ltd use a third party agency to reference all potential tenants prior to agreeing to the tenancy. This helps both you and the landlord to make sure that the rent is within your budget. All you need to do is fill in an application form.
The tenant application fee is a one off payment of £150.
If you are not in full-time permanent employment, you must provide us with a guarantor who is in full time employment or a homeowner. The guarantor must earn at least 30 x monthly rent i.e. for a rent of £425 per calendar month the guarantor must earn at least £12,750 per annum.
The guarantor must also complete and sign a guarantor agreement at the same time as completing the application form. The guarantor agreement will only be valid if the applicant passes referencing and moves into the property. If the applicant is not successful in the referencing process the guarantor agreement will be void.
Application fees are non-refundable as the referencing is conducted by a third party company who invoice AM Property Management for the service.
The application should take no longer than five working days and if the referencing is successful we will arrange a date to move into the property.
On the day you come to sign the tenancy agreement and collect the keys for the property you must have either of the following with you:
Option 1 – One month’s rent and one month’s deposit (i.e. two times the monthly rent).
Option 2 – One month’s rent and a council bond scheme certificate.
Please note that we do not accept cheques on the day of the check in and so all monies must be in cash, payment by debit card or by direct debit.
